Calculation assumptions and scope

• Rent, management fee, parking / bike parking and fixed water are prorated by the actual days in the move-in month, including move-in day. Next-month prepayment is adjustable; monthly guarantee and add-on fees can be full-month or daily.
• Deposit, key money and brokerage fees use rent as their basis. Only selected tax-exclusive items receive an additional 10%, allocated by payment timing; prepaid amounts are not counted twice in the 24-month budget. Initial guarantee fees use the selected basis before added tax. Use a custom basis if the contract requires tax-inclusive amounts.
• 24-month equivalent budget = upfront costs − prepaid living costs + 24 months of fixed costs + month-12 guarantor annual fee. This is a 24 whole-month estimate, not a calendar-month bill; move-in date and next-month prepayment only change upfront cash, and prepaid costs are not double-counted.
• Key replacement, house cleaning and A/C cleaning fees are counted at either signing or move-out as selected; the month-24 renewal reserve is listed separately.
• The budget does not deduct any refundable deposit or include short-term cancellation penalties. Moving costs, metered utilities, internet and other uninputted contract fees are excluded; 0 yen may mean unconfirmed, so check your quote.
